DEPARTMENT OR SCHOOL SITE

The Los Angeles Unified School District (LAUSD) Maintenance and Operations (M&O) Branch is responsible for maintaining, cleaning, and operating facilities at the District's 1,300 schools and centers, as well as various administrative sites. The M&O team consists primarily of custodial and trades classifications, which include: air conditioning repair technicians, asbestos abatement workers, custodial workers, carpenters, electricians, floor covering installers, gardeners, glaziers, machinists, painters, pest management technicians, plumbers, plant managers, piano and instrument repair technicians, roofers, tile layers, and tree surgeons. M&O has a workforce of approximately 5,200, which includes 2,880 employees in the M&O Areas and District offices, and 2,300 school-based custodial employees.

JOB DUTIES/RESPONSIBILITIES

The Director of Facilities Maintenance and Operations (M&O) will plan, organize, direct, and coordinate the activities of the Facilities Services Division M&O Branch in the maintenance, repair, and improvement of District facilities and equipment.

MINIMUM REQUIREMENTS

Education:

Graduation from a recognized college or university with a bachelor’s degree, preferably in architecture, engineering, facilities management, planning, construction management, business or public administration. Courses in business administration, public relations, maintenance planning, accounting, school finance, personnel management, and communications are preferable. A graduate degree in any subject is preferred.

Experience:

Ten years of management experience overseeing facilities management activities, including responsibility for planning, coordinating, and executing capital maintenance and repair projects, or facilities maintenance, or facilities operations, or any combination of these areas.

The following work experience is preferable:

  • Experience with LEED certified projects and/or the Collaborative for High Performing Schools (CHPS)
  • Experience with MAXIMO or an equivalent maintenance management system

Special:

  • A valid Certificate of Registration as a Professional Engineer by the California State Board of Registration of Professional Engineers and Land Surveyors is preferable.
  • A valid California Driver's License., to legally operate a motor vehicle in the State of California and the use of a motor vehicle.

DESIRABLE QUALIFICATIONS

The ideal candidate will have management-level experience in facilities maintenance and operations within large public, private, government, or non-profit organizations. Experience in public education is a plus.

They should have a proactive personnel management approach focused on developing and retaining staff.
  • Work Style :  The candidate should have a direct, results-oriented, yet approachable and collaborative work style. They should incorporate a flexible approach to problem-solving, emphasizing teamwork. The ability to effectively manage and motivate individuals and staff, both directly and indirectly, to achieve established goals for successful Branch and District-wide outcomes is essential.
  • Labor Relations: Experience with collaborative labor/management relations, including a solid understanding of collective bargaining laws and labor agreements.
  • Operational Expertise: Extensive experience in building and maintaining a high-performing, service-oriented facilities maintenance and operations organization is crucial. The ideal candidate will have a strong understanding of maintenance service, maintenance construction, and custodial work, as well as the ability to successfully manage multi-million dollar budgets. They should possess the flexibility to balance branch interests with District priorities, especially when needs exceed resources.
  • Decision-Making: The candidate should understand the benefits of integrating a mitigated risk approach in business and staffing recommendations and decisions. They should have the ability to synthesize extensive information and data for use in decision-making, with the foresight to identify opportunities for improvements and efficiencies.
  • Resilience: The ideal candidate will demonstrate professional resilience, maintaining composure and professionalism in a high-demand work environment. They should quickly understand the political environment and organizational culture and strategy as a whole, navigating the complex organizational landscape with finesse and confidence while focusing on solutions.
  • Communication: Excellent communication skills, both written and verbal, are essential. The candidate must be able to explain and communicate complex and technical issues to a variety of stakeholders, including the Superintendent, Board Members, colleagues, Branch staff, District employees, administrators, parents, and the public.

The ideal candidate will be resourceful, willing to pitch in, eager to learn, and serve as a passionate ambassador for education.
